Tampines North is a region with great development potential. There are multiple land parcels that are reserved for residential developments within Tenet EC vicinity. One of the land parcel is reserved for Mixed-Development (Tampines Avenue 11 land parcel). These are important factors that will support and further appreciate Tenet future value.
Tenet EC was awarded to Qingjian Realty and Santarli Construction for S$422 million or S$658 per square feet per plot ratio (psf ppr). The other 2 executive condominium at Bukit Batok West Avenue 8 and Bukit Batok West Avenue 5 were sold for S$661 psf ppr and S$626 psf ppr respectively by HDB after Tenet EC.
EC land price had been steadily increasing for the past few years. If you had bought an EC 2 years back, you will be easily having around S$300,000 capital gain on paper now. We are expecting the Land Parcel B EC beside Tenet to sold at high S$600 psf ppr or even cross S$700 psf ppr due to those multiple land parcels reserved for future residential developments.
